Booking Terms and Conditions
1. Operator and property
The property "Viandanti, Artisti e Sognatori", Via Camporaghena 19, Camporaghena di Comano (MS), Italy, is operated by Stefano Scattini, VAT no. 01506770450 (hereinafter "the property"). Contacts: bnbvas@gmail.com, +39 339 674 7482.
2. Conclusion of the contract
Bookings are made through the Smoobu booking engine integrated in the website. The contract is concluded when the booking is confirmed and payment is successful. Prices are shown per room and per stay.
3. Payment
The total amount of the stay is charged to the guest's card at the time of booking via Stripe. Nothing is due at the property, except any extras agreed on site and any tourist tax.
4. Cancellation and no-show
Cancellation is free of charge within the following deadlines, based on the season of the first night: high season (1 July – 30 September) up to 30 days before check-in; mid season (1 April – 30 June) up to 14 days before; low season (1 October – 31 March) up to 3 days before. For cancellations after these deadlines we retain: 100% of the total in high and mid season; the first night in low season, refunding the remainder. In case of no-show without cancellation we retain 100% of the total. Refunds are issued to the same payment method used for the booking, with timing depending on the card circuit.
5. Check-in, check-out and online check-in
Check-in is from 3:00 pm to 5:00 pm; arrivals outside this window only on request and upon confirmation by the property. Check-out is by 10:00 am. Luggage storage is available on request, if possible. Before arrival, the guest completes the online check-in providing the personal details and document details of all guests, as required by law (guest registration and statistical communication).
6. Tourist tax
As of the date of these terms, the Municipality of Comano does not apply a tourist tax. If introduced, it will be due by the guest as required by law and collected at the property.
7. Right of withdrawal
Contracts for accommodation services with a specific date or period of performance are excluded from the consumer's right of withdrawal; the cancellation rules of section 4 apply.
8. Impossibility of performance
If the property cannot provide the stay for reasons not attributable to it (e.g. order of an authority or force majeure), the guest is entitled to a full refund of the amounts paid.
9. Privacy
Personal data are processed as described in the website's privacy policy. Payment data are processed by Stripe; booking data by Smoobu for the management of the stay.
10. Governing law and jurisdiction
These terms are governed by Italian law. Mandatory consumer protection rules remain applicable, including those on the jurisdiction of the consumer's State of residence.
